Do I have to tell a new tenant that something violent happened at the property?

Different locales have laws and regulations on reporting to new tenants whether a violent death or event has occurred at the property. If something has happened at your property make sure that this information is shared with the tenants if legally required. It may be best to mention anything along these lines after the showing if someone is interested in applying and present it to them along with the application process.

I recommend presenting a short disclosure letter that they sign or acknowledge when paying the security deposit prior to the lease signing. This will cover you as you have properly notified them in writing and they have signed acknowledgement.

Try something like this:

Dear Tenant,

Thank you for applying to our property at 555 Sunshine Lane. I am looking forward to processing your application and potentially having you as a new resident at my property. Please be aware of the following items in regards to the property that I am legally required to let you know:

-Several years ago there was a violent death on the property.
-There was mold in the upstairs closet at one point that has been re-mediated. Please read the enclosed pamphlet that is legally required to be shared with you regarding mold.

Please sign and date this disclosure.

Thank you,

You don’t have to share details, just the statement that this has happened and you are making them aware should do, unless more is required by your locale.
